I buy houses real life story by Burke Bennett

Today I realized searching my real estate multiple listing service that I had bought a home that a guy had only paid $80,000 for.

Of course the home was in bad condition and he spend quite a bit of dough fixing it up.

He sold it to me for $154,000 just 3 years after he had bought it.

This was a good deal for him because he took something and created value by putting in a lot of sweat equity, and then flipped it to me.

I in turn did a lease option and sold it for $170,000 without doing any improvement at all on this.

The moral of the story is that you can combine multiple real estate strategies, and everyone can benefit.

He did more of a rehab strategy.

I did a retail lease option strategy. We both made money and we are both happy with what we have.

If you have a home that want to sell that was a really really good deal. I might be interested in buying it or might know of someone that is interested.

Burke's I buy Houses

It seems like you see these signs all the time. I have heard even Realtors wonder what is going on with putting a sign like this on every corner, and running ads in the local paper.

The people who run this type of advertising are looking for a deal. They are basically looking to buy your home wholesale and then do minor fix ups and sell it again.

Everyone loves a great deal, but finding a home like this requires finding a motivated seller.

I had a guy buy my personal residence once. He decided that he had to move that day and so he called several of these people who advertise that they buy homes. He basically took about $2000 in cash and walked away from $50,000 in equity just to sell his home.

The investor of course is taking some risk because there is no guarantee that after they pay all this money that they will be able to flip it for a profit.

I do have several people in the community that are involved in investing that are looking for a good deal.

The problem is that you as a seller need to be really motivated to just get rid of your home for peace of mind.

If that describes you, I can come look at your home to see if buying your home wholesale would work for the investors.

If you have more time, and you are not in a hurry, you might want to list it.

The discounts I am talking about are anywhere from 20% to 30% off of fair market value or more.

Some sellers really don't care though because they just want piece of mind or have to move quickly.
